If any of this sounds familiar

You run a business. It just doesn't feel like one until April.

Part-time or full-time, residential or commercial, two closings a year or two a week.

Paperwork

You chase your clients' paperwork all day. Your own sits in the car.

Schedule

A showing moves, a closing slides, Saturday disappears. Any system that needs a set hour every week is going to fail you.

Mileage

Mileage and receipts: the strictest record rules.

Commission

Nothing is withheld from a commission check, so December's closing can wreck April.

Where a commission check goes

The last box is the one that wrecks April.

Every agent's check takes this path. When we plan during the year, the last box is one you see coming.

The monthly package

One package: your books, tax planning and your tax return.

Built to exactly what your business needs, whether you closed your first deal last month or you run the top team in town. Then I stay out of your way while you sell.

  1. 01

    Books kept current every month

Commissions, splits, fees, mileage and receipts, kept current so nothing piles up.

  2. 02

    Tax planning during the year

Planning while there is still time to act, not just in April.

  3. 03

    Your tax return

Part of the package, so April doesn't bring a separate bill.

  4. 04

    Washington and Idaho licenses

Licensed in Washington and Idaho? We handle the Idaho nonresident return and help you track what it needs.

Getting started

If you're behind or your books need cleanup, catching you up is part of getting started.

How pricing works

Your monthly package is built around your business: you pay for what you use, and nothing you don't.

  • One flat monthly fee, not hourly billing. Books, tax planning and your return are all included, so April doesn't bring a separate bill.
  • Quoted in writing before anything starts. You'll see exactly what's included and what it costs, and I'll walk you through it.
  • No surprises. If your business changes, like a new rental, a team, or switching to an S corp, we talk first and adjust the package together.

What drives the price: how many transactions you have, whether you work solo or run a team, how your business is set up, and whether you're licensed in both Washington and Idaho. The first intro call is free, and that's where you'll get your number.

For you and your clients

And when something comes up, call me.

Someone you can hand your client to without wondering how it'll go.

  • A question about your own taxes.
  • A client asking what selling the rental will cost them.
  • How a 1031 works, or whether they should get a cost segregation study.
  • A referral you need and don't have.
Client just closed on a rental?

When someone buys their first rental or short-term rental, the tax setup in year one matters. I own a short-term rental myself, and I help investors set up their books, track the right expenses, and file correctly from the start.

Who's looking out for you

Seventeen years on the other side of the table.

I spent seventeen years auditing small businesses and self-employed people as an IRS auditor, and more than a decade teaching other auditors how to do it. I know what a record has to show, and what holds up.

After college I worked in mortgage lending and fell in love with real estate. I've owned rentals, and I own a short-term rental myself, so the financial side of real estate is familiar ground.

I spent those years looking at records after the fact, when it was too late to fix them. Now I get to help you get them right the first time.

Questions agents ask

Straight answers before you call.

I live in Washington and I'm licensed in Idaho too. Can you help?

Yes. Washington agents who also work in Idaho file an Idaho nonresident return, and it takes some tracking during the year. We handle the return and show you exactly what to keep track of as you go.
